Occupancy rates at five and four-star hotels edged up throughout most of 2025, a survey commissioned by Deloitte for the Malta Hotels and Restaurants Association (MHRA) has found.
Five-star occupancy levels in 2025 stood at an average of 71 per cent, up slightly from 69.6 per cent in 2024. Four-star occupancy levels stood at 82.6 per cent, up from 80.5 per cent in 2024.
Occupancy levels in the fourth quarter rose from 65.7 per cent to 68.9 per cent for five-star hotels, but dipped from 77.5 per cent to 73.8 per cent for four-stars.
The average occupancy for three-star hotels in the fourth quarter reached 77.8 per cent, but the MHRA cautioned that these figures should be interpreted with caution due to the limited participation of three-star operators in the survey.

In terms of income, the average daily rates (ADR) for five-star hotels stood at €219.30 over 2025, up from €210.10 in 2024. For four-star hotels, the ADR stood at €115.20, up from €110.10 in 2024.
The ADR in the fourth quarter of 2025 stood at €201.5 for five-star hotels, down from €207.30 in the corresponding period in 2024.
This drop was particularly driven by a decline in the average November rates – from €190.80 in 2024 to €160.10 in 2025. The MHRA attributed this decline to the fact that no major events were held in Malta in 2025.
Meanwhile, the ADR for four-star hotels in Q4 rose from €91.90 in 2024 to €100.40 in 2025.
Three-star hotels achieved an average daily rate of €77.10 in Q4 2025, 4 per cent above the rate achieved in Q4 2024.
