Apartment prices in St Julian's and Ta' Xbiex rose by 14 per cent between 2024 and 2025, while prices in Sliema remained the highest in Malta at 61 per cent above the national average, according to new figures published by the National Statistics Office (NSO).
The NSO's latest price level index shows that Sliema recorded the highest apartment prices in 2025, followed by St Julian's, Pembroke, Swieqi and Ħal Għargħur.
Apartment prices in St Julian's stood 57 per cent above the national average, while prices in Pembroke were 43 per cent higher. The index compares apartment prices across localities by setting the national average price per square metre at 100 each year. A score above 100 indicates prices higher than the national average, while a score below 100 reflects lower-than-average prices.
Despite the overall strength in the property market, several localities registered a decrease in apartment price level over the year. The sharpest decreases were recorded in Ħal Balzan, where prices fell by 11.5 per cent, and Nadur, which registered an 8 per cent decrease.
At the other end of the spectrum, Xewkija and Ta' Sannat recorded the lowest apartment price levels in 2025. Apartment prices in Xewkija were 43 per cent below the national average, while those in Ta' Sannat were 37 per cent lower.
The data also highlights the price gap between Malta and Gozo. In 2025, the apartment price level index stood at 103.55 for Malta compared with 68.01 for Gozo, indicating that apartment prices in Malta were generally more than 30 per cent higher than those in Gozo.
