The db Group has submitted a new planning application requesting permission to add seven and six floors to the two residential towers forming part of its large-scale development at the former ITS site in St George’s Bay, St Julian’s.

The application, filed under permit reference PA 3807/17, proposes an additional duplex floor on each of the two towers – Tower A and Tower B – resulting in a total increase of 82 residential units. These would comprise 76 new apartments and six duplex apartments.

If approved, the amendments would expand the scale of the landmark mixed-use development, which already includes a 17-storey and an 18-storey residential tower, as well as a 12-storey five-star Hard Rock Hotel. The original plans were initially challenged, but a court decision in 2023 cleared the way for construction to proceed.

The project, currently under development, occupies a prime coastal location encompassing Wesgħet George Portanier, Triq il-Profs Walter Ganado, Triq Pietru D’Armenia in Pembroke, and ix-Xatt ta’ San Ġorġ and Triq Joseph Zammit in St Julian’s. Excavation and construction works began in October 2024.

The proposed expansion comes as the db Group continues to report strong financial performance. In its FY2024, the Group recorded a turnover of €88.7 million – a 25 per cent increase over the previous year – and achieved a 21 per cent rise in EBITDA to €36.8 million. Total assets stood at €474 million.
