The number of final deeds of sale for residential property in December 2024 amounted to 1,113, reflecting an annual increase of 6.1 per cent when compared to December 2023, according to data published by the National Statistics Office (NSO).

The value of these transactions rose by a significant 22.6 per cent to €350.5 million, up from the corresponding value recorded a year earlier.

Of the total transactions, 997 deeds involved individual buyers, representing 89.6 per cent of all agreements. The remaining deeds were primarily executed by companies. The value of transactions involving individual buyers totalled €252 million, which accounts for 71.9 per cent of the overall value recorded for the month.

Northern districts lead in transactions

The highest numbers of final deeds of sale were registered in the Northern Harbour (275 deeds) and Northern (217 deeds) districts. In contrast, the Western district and Gozo and Comino recorded the lowest activity, with 91 and 146 deeds, respectively.

Among localities, St Paul’s Bay led the way with 85 deeds, followed by Birkirkara (62 deeds) and Mosta (49 deeds).

In terms of property types, apartments accounted for the largest share, with 416 transactions (33.3 per cent), followed by garages, which represented 23.7 per cent of all properties transacted.

Fourth quarter figures

Looking at the broader fourth quarter of 2024, 3,240 final deeds of sale were registered, an annual increase of 1.2 per cent. The total value of transactions during this period amounted to €951.2 million, marking an 11.1 per cent rise compared to the same quarter of 2023.

Once again, St Paul’s Bay (266 deeds), Birkirkara (191 deeds), and Marsaskala (145 deeds) emerged as the localities with the highest number of transactions during the quarter.

Promise of sale agreements decline

In December 2024, 1,044 promise of sale agreements related to residential property were registered, representing a marginal annual decline of 0.7 per cent. Of these, 930 agreements involved individual potential buyers, while the remainder mainly involved companies.

The Northern Harbour district recorded the highest number of promise of sale agreements, with 347 agreements, followed by the Northern district with 186 agreements. The Western and Gozo and Comino districts registered the lowest figures, with 91 and 92 agreements, respectively.

St Paul’s Bay (74 agreements), Birkirkara (70 agreements), and Marsaskala (58 agreements) saw the highest number of agreements during the month, collectively accounting for 19.3 per cent of all promise of sale agreements recorded in December.
