A total of 974 final deeds of sale relating to residential property were registered in Malta during September 2026, down by 11.5 per cent compared with the same month in 2025, according to figures published by the National Statistics Office (NSO).
The total value of these deeds amounted to €306.6 million, representing a decrease of 10.8 per cent year-on-year.
During the same month, 959 promise-of-sale agreements relating to residential property were registered, a decline of 9.6 per cent compared with September 2025. The total value of these agreements reached €395.8 million, an increase of 5.5 per cent over the same period.
Even though September saw a decrease in final deeds and promise-of-sales agreements, when compared to the same month in 2025, the third quarter of 2026 was in reality one of the best quarters on record, with a higher number of deeds signed than any quarter since the end of 2022, and with the highest ever value transacted at €1.13 billion.
In the third quarter, from 2021 to 2024, the value of the transactions did not exceed €900 million, but in 2025 and 2026 the total value of the transactions surpassed €1 billion, which shows an increase of over €150 million.
According to NSO, of the 974 final deeds registered, 881 involved individual buyers classified as households, accounting for 90.5 per cent of the total. The value of deeds involving households amounted to €259.8 million, equivalent to 84.7 per cent of the overall value of residential property transactions registered during the month.
Households accounted for 823 promise-of-sale agreements, representing 85.8 per cent of the total, with the remaining agreements mainly involving companies.
San Pawl il-Baħar recorded the highest number of final deeds of sale in September, with 85 transactions. Birkirkara followed with 63, while Żabbar registered 39. In terms of promise-of-sale agreements, San Pawl il-Baħar recorded 81, followed by Birkirkara with 44 and Żabbar with 42.
The final deeds registered during September covered 1,095 individual properties. Apartments accounted for 405 properties, representing 37 per cent of the total, while garages accounted for 259 properties, or 23.7 per cent.
