Residential property sales continued their upward trend in May 2025, with the number of final deeds of sale reaching 1,199 – marking an 11.6 per cent increase over the same month last year.
The total value of these transactions hit €321.6 million, up by 3.9 per cent year-on-year.
This means that May 2025 saw the most transactions of any month since the beginning of 2023, with the second-largest total value of property changing hands.
These figures, based on provisional data from the tax authority and presented by the National Statistics Office (NSO), reflect growing momentum in Malta’s property market. Individual buyers, mainly households, dominated activity, accounting for 90 per cent of finalised deals. These alone were worth €269.5 million – nearly 84 per cent of the total value.
Where were the most deals done?
The Northern Harbour and Southern Harbour districts led the way in terms of volume, registering 356 and 200 final deeds respectively. Meanwhile, Gozo and Comino (137 deeds), and the Western district (146 deeds), saw the lowest numbers.
At a locality level, the busiest areas for finalised property sales were St Paul’s Bay (70 deeds), Birkirkara (64), and Mosta (55), together accounting for nearly 16 per cent of all registered sales.
What types of properties were sold?
A total of 1,306 properties were transacted in May. Apartments remained the most popular property type, making up 34.8 per cent of the total (455 units), followed by garages at 21.8 per cent (285 units).
Promises of sale also on the rise
In a further sign of strong demand, the number of promise of sale agreements – a key indicator of upcoming sales – climbed to 1,378 in May 2025, a 9.7 per cent increase over May 2024.
Again, households were the main drivers, making up nearly 89 per cent of these agreements. The majority were concentrated in the Northern Harbour district (413 agreements), followed by the Northern district (254). On the lower end, the Western and South Eastern districts registered 112 and 182 agreements, respectively.
The top localities for promise of sale agreements mirrored those for final sales: St Paul’s Bay (111), Mosta (69), and Birkirkara (67), which together accounted for nearly 18 per cent of all agreements signed in May.
