Malta’s residential property market maintained its strong momentum in February 2026, with more than €350 million in property changing hands during the month, according to provisional figures released by the National Statistics Office (NSO).
A total of 1,095 final deeds of sale relating to residential property were registered in February, marking a 6.1 per cent increase compared to the same month in 2025. The value of these transactions reached €352.8 million, representing a notable 16.8 per cent rise year-on-year.
The data reflects continued activity across Malta’s housing market, with households remaining the primary drivers of residential property transactions. Individual buyers accounted for 992 of the final deeds of sale registered during the month, representing 90.6 per cent of all transactions.
In value terms, properties purchased by households amounted to €255.1 million, equivalent to 72.3 per cent of the total value of final deeds recorded in February.
Transaction activity was concentrated in several localities that continue to register strong demand for residential property.
The highest number of final deeds of sale was recorded in St Paul’s Bay with 94 transactions, followed by Birkirkara with 56 and Mosta with 53.
In total, 1,180 properties were transacted through the final deeds registered during the month. Apartments accounted for the largest share, with 457 units or 38.7 per cent of the total, followed by garages, which represented 21.2 per cent of the properties transacted, with 250 units.
Market activity was also reflected in the number of promise of sale agreements, which provide an early indicator of future property transactions.
During February 2026, 1,328 promise of sale agreements were registered, representing a 6.2 per cent increase over the same period in 2025.
The total value of these agreements reached €458.8 million, marking a 10.9 per cent increase compared to the corresponding month a year earlier.
As with final deeds, individual buyers accounted for the majority of promise of sale agreements. Households were involved in 1,211 agreements, or 91.2 per cent of the total, while most of the remaining agreements involved companies.
In terms of geographic distribution, St Paul’s Bay once again recorded the highest number of promise of sale agreements at 105, followed by Birkirkara with 84 and Marsaskala with 53.
