The number of promise of sale agreements for residential property in Malta declined in July, although the total value of agreements continued to rise.

During July 2026, 1,147 promise of sale agreements were registered, 80 fewer than the 1,227 recorded during the same month last year. This represented a year-on-year decrease of 6.5 per cent, according to figures published by the National Statistics Office (NSO).

Despite the decline in the number of agreements, their combined value increased by 9.7 per cent, reaching €483.3 million compared with €440.7 million in July 2025.

Individual potential buyers, classified as households, accounted for 1,007 promise of sale agreements, or 87.8 per cent of the total, with the remainder mainly involving companies. The number involving households was down from 1,097 in July last year.

San Pawl il-Baħar recorded the highest number of promise of sale agreements during the month, at 115, followed by Birkirkara with 77 and Mosta with 53.

The figures also point to a decline in completed residential property transactions. A total of 1,207 final deeds of sale were registered in July, down 5.1 per cent from 1,272 a year earlier. However, their total value increased by 3.6 per cent to €417.6 million, from €403.1 million in July 2025.

Of the final deeds registered during July, 1,081, or 89.6 per cent, involved individual buyers. These transactions were worth €320.2 million, equivalent to 76.7 per cent of the total value of final deeds during the month.

San Pawl il-Baħar also led in terms of completed sales, with 89 final deeds, followed by Marsaskala with 60 and Mosta with 54.

Overall, 1,333 properties changed hands through final deeds during July. Apartments accounted for the largest share, with 470 transactions, followed by garages at 331. Together, these represented around 60 per cent of properties transacted during the month.
