The number of final deeds of sale for residential property in January 2025 amounted to 1,073, reflecting an annual decrease of 3.5 per cent when compared to January 2024, according to data published by the National Statistics Office (NSO).

This is a decrease of 39 deeds when compared to those registered a year earlier.

The value of these deeds totalled €305.8 million, representing a minute increase of 0.1 per cent when compared to the corresponding value recorded in January 2024.

During January 2025, 1,096 promise of sale agreements relating to residential property were registered, a decrease of 62 agreements over the same month last year. Therefore, in relation to the amounts registered in January 2024, the final deeds of sale decreased by 3.5 per cent, whereas promise of sale agreements decreased by 5.4 per cent.

In the month under review, 984 (or 91.7 per cent) of these final deeds of sale involved individual buyers (households), with companies accounting for virtually all remaining deeds. The value of the deeds involving individual buyers (households) amounted to €250.2 million, equivalent to 81.8 per cent of the total value.

Northern districts lead in transactions

In January 2025, the highest numbers of final deeds of sale were recorded in the Northern Harbour and the Northern districts, with totals of 294 and 205 deeds, respectively. On the other hand, the lowest numbers were registered in the Western and the South Eastern districts, at 105 and 138 deeds, respectively.

The highest numbers of final deeds of sale were recorded in the following localities:St. Paul’s Bay (84), Birkirkara (61) and Sliema (51). The sum of agreements recorded in these localities corresponded to 18.3 per cent of the total final deeds of sale registered.

Northern districts also lead in promise of sale agreements

The largest number of promise of sale agreements related to residential properties were registered in the Northern Harbour district with 348 agreements, followed by the Northern district with 218 agreements. On the other hand, the lowest figures of promise of sale agreements were noted in the Western and the Southern Harbour districts, at 102 and 134 agreements, respectively.

The highest numbers of promise of sale agreements were recorded in the following localities: St. Paul’s Bay (86), Mosta (57) and Qormi (51). The sum of agreements recorded in these localities corresponded to 17.7 per cent of the total promise of sale agreements registered during January 2025.
